Griffin Capital Company, LLC (“Griffin Capital”), a leading private real estate investment manager, is pleased to announce the expansion of the Griffin Residential Investment Platform (“GRIP”) with the formation of Griffin Capital Residential Partners, LLC (“GRP”), a singularly focused build-to-rent (“BTR”) division, focused on the acquisition, development, and operation of purpose-built rental communities across high-growth U.S. markets. Integrating BTR investment expertise and capabilities into Griffin Capital’s substantial existing rental housing platform strengthens the company’s commitment to providing investors with compelling solutions across the rental housing continuum.
The platform will be led by industry veterans Jonathan Trott and David Platter, who have joined Griffin as Co-Chief Executive Officers of the new vertical. Jonathan and David bring deep experience managing large-scale, purpose-built single-family rental portfolios. Both Trott and Platter were formerly Co-Chief Investment Officers in a similar capacity and previously led the build-to-rent division at Amherst.

This expansion comes in response to an estimated national housing shortage of 4.5 million units,1 increasing homeownership costs, and demographic-driven demand for rental housing as Millennials and Gen Z enter prime household formation years. BTR properties provide modern, spacious rental homes with family-friendly amenities, addressing a growing segment of the residential rental market.
Furthermore, this expansion underscores Griffin Capital’s commitment to growing its rental housing platform, which already includes over 12,700 multifamily units. With the addition of a new build-to-rent division, Griffin Capital will have native expertise to execute on opportunities in one of the most compelling emerging sub-sectors of the U.S. real estate market.
