Leitbox Storage Partners announced the Leitbox Storage Infrastructure Fund in a release dated October 28, 2026. The Birmingham, Alabama-based investment and development firm said the fund extends its storage approach into additional property uses supporting contractors, trades, fleets, and small businesses.
The strategy encompasses industrial outdoor storage, laydown and contractor yards, self-storage, boat and RV storage, and industrial flex. Leitbox describes its approach as HALO—Hard Assets, Low Obsolescence—and intends to focus on markets where entitlement requirements and development constraints limit competing supply.
Leitbox plans to apply its site-selection, entitlement, development, and operating capabilities across these five property uses. The announcement describes the intended strategy rather than reporting completed fund investments or realized returns. Offering terms are governed by the fund’s final confidential private placement memorandum.
Why We’re Watching
These property uses can serve different customers and operating needs. A contractor yard, an industrial flex building, and a self-storage facility can differ in lease structure, tenant concentration, development requirements, and operating costs. The infrastructure label therefore should lead to closer examination of the actual assets and their economics.
For advisors evaluating the strategy, key questions include intended allocations, development versus acquisition exposure, leverage, fees, and the assumptions behind occupancy and rent growth. As investments are made, compare development budgets and lease-up schedules with actual operating results and investor cash flows.
Leitbox’s previously published HALO perspective provides additional context for the framework. Durability of use and barriers to new supply may support an investment thesis, but they do not replace underwriting of purchase price, local demand, and execution risk.
