Discussions around private credit typically refer to non-bank loans made to small businesses. But private credit can also involve physical assets that serve as collateral or sources of cash:

  • Infrastructure debt (energy, utilities, transportation)
  • Asset-based lending (loans backed by equipment, inventory, or receivables)
  • Project finance tied to specific assets

In these cases, the real asset helps secure the loan. When evaluating a private credit investment, the key question is what collateral (if any) secures the loan and how recoveries would work in a downside scenario.
