ExchangeRight announced the full subscription of Net-Leased All-Cash 20 DST, a debt-free, $17.80 million portfolio of net-leased retail properties. The offering is closed to new investors.
According to the company, the portfolio consists of six properties totaling 75,237 square feet across Texas, South Carolina, and Alabama. Tenants include Tractor Supply Company, Dollar General, NAPA Auto Parts, Dollar Tree, and O’Reilly Auto Parts. The portfolio has an initial weighted-average lease term of 9.9 years.
ExchangeRight identifies the portfolio as part of the potential acquisition pipeline for its Essential Income REIT. The DST’s contemplated exit options include a tax-deferred Section 721 exchange into the REIT, among other alternatives. There is no guarantee that the offering’s objectives or exit strategies will be achieved.
Why We’re Watching
The announcement offers another example of capital raising within alternative real estate. It also illustrates how a sponsor may structure a DST with a potential future REIT transaction in mind.
For advisors, the distinction between a contemplated exit and a completed liquidity event matters. Any future transaction would need to be evaluated on its actual terms and investor outcomes.
