Griffin Capital Essential Asset® REIT Sells Office Building in Denver Tech Center for $48.8 Million

Griffin Capital Essential Asset REIT, Inc. (the “REIT”) announced the sale of a 191,368 square foot, Class “A”, seven-level office building located at 7601 Technology Way, Denver, Colorado (“Property”) for $48.8 million. The Property was originally purchased by the REIT in June 2015 as part of a portfolio acquisition.   A successful leasing campaign blended a long-term renewal lease with Jackson National Life Insurance Company (“Jackson”) with a new approximately 58,000 square foot, long-term commitment from Zoom Video Communications, Inc. (“Zoom”) to accommodate their expansion. These leases stabilized the Property’s occupancy at 95 percent. Zoom (NASDAQ: ZM) is a publicly listed company that provides remote conferencing services.  
 
Michael Escalante, Chief Executive Officer of the REIT stated, “This full cycle execution demonstrates the first-class operational acumen of the REIT’s asset management team. From the outset of the acquisition, our team implemented a strategic leasing strategy that culminated in the long-term renewal of Jackson and the expansion of Zoom which resulted in a nearly fully leased asset. The stabilized nature of the asset, coupled with quality building characteristics, and local market dynamics resulted in performance that exceeded our initial projections and led to a successful sale and outcome.”  
 
The REIT was represented by Mike Winn and Tim Richey of CBRE Capital Markets. The building was sold to a real estate investment trust.
