Headquartered in Salt Lake City, Utah, Cottonwood is a fully integrated real estate company focused exclusively on the multifamily asset class. Cottonwood has significant experience in multifamily acquisitions, ownership, development and structured investments, and is led by a core executive management team with over 200 years of combined industry related experience and has spent an average of the past 14 years together working on the day to day strategy of the company.

Cottonwood invests primarily in major metropolitan markets throughout the U.S. and currently manages over 12,300 apartment units, representing approximately $3.5 billion in assets under management.



Performance

Since inception, Class I shares have provided an average annualized return of 13.47%, as of June 30, 2023, based upon the percent change in NAV per share from inception plus the amount of distributions per share.

Since December 31, 2021, the NAV per share for Class I shares has increased by 1.02% as of June 30, 2023. As of June 30, 2023, the annualized distribution yield for Class I shares was 4.18%.



Operational

Cottonwood Communities’ strategy is to invest 65% of its portfolio in income producing multifamily properties with stabilized rents and occupancy levels. About 35% of the portfolio will target growth opportunities in preferred equity investments, mortgage or mezzanine loans, and equity in property/land to be developed into a multifamily apartment community. The multifamily portfolio as of June 30, 2023, consisted of 39 multifamily properties that were 93% occupied, with a total gross asset value of $2.6 billion. The Company also owned six development properties totaling 1,554 units.



Capital Raise

The REIT raised $2,498,442 via equity sales in June 2023, down 8.8% from $2,738,214 raised in May 2023. In June 2022 the REIT raised $16,444,100.
