ExchangeRight Announces Full Subscription of $26.95 Million Net-Leased All-Cash 19 DST
ExchangeRight has fully subscribed its $26.95 million Net-Leased All-Cash 19 DST, a debt-free portfolio of necessity-based retail and telecommunications properties. The offering combines long-term net leases with multiple potential exit strategies for 1031 exchange and cash investors.

ExchangeRight has announced the full subscription of Net-Leased All-Cash 19 DST, a $26.95 million debt-free offering that provides 1031 exchange and cash investors access to net-leased real estate backed by historically recession-resilient tenants in necessity-based industries. The offering is designed to provide investors stable monthly distributions, with a current annualized rate of 5.15% that is covered entirely by in-place lease revenue. Net-Leased All-Cash 19 DST is a closed offering and is not accepting new investors.

The unleveraged portfolio consists of three net-leased properties tenanted by Fred Meyer, Hobby Lobby, and Verizon, with an initial weighted-average lease term of 10.7 years. The properties total 122,149 square feet and are located across Washington, Alabama, and Illinois. Net-Leased All-Cash 19 DST is backed by a 20-year master lease guaranteed by the Essential Income REIT, a $1.7+ billion diversified portfolio of net lease industrial, necessity retail, and healthcare properties backed primarily by recession-resilient and investment-grade credit tenants.

At exit, the offering is structured to provide investors with a tax-deferred cash-out financing option, along with the potential to complete a 1031 exchange, a 721 exchange into the Essential Income REIT, cash out, or any combination of these options. Pending successful future financing, the company intends to offer investors a tax-deferred lump sum payment targeting 20% of their initial investment through a cash-out financing, together with a tax-deferred 721 exchange of the approximately 80% non-financed equity into the Essential Income REIT. There is no guarantee that Net-Leased All-Cash 19 DST’s objectives, including its exit strategies, will be achieved.
