The Broad Spectrum of Alternative Investment Sponsors

A quick look at the alternative investment sponsors and managers that will be presenting during Alts Week that Blue Vault, together with The Bowman Law Firm, are producing the week of March 7 through March 11 reveals an extremely broad range of assets under management (AUM). Of course, the proverbial “elephant in the room” will be Blackstone, participating in the conference for the first time since introducing the nontraded REIT, Blackstone Real Estate Income Trust (BREIT), in 2017. That REIT has raised more investment capital than all other nontraded REITs combined, with AUM totaling over $60 billion as of September 30, 2021. As large as that REIT is, it represents about 8% percent of Blackstone Inc.’s total AUM as of that date. Raleigh Peters, Managing Director, Private Wealth Solutions at Blackstone will be hosting a Panel at Alts Week on Monday, March 7.
Another massive asset manager that will be presenting at Alts Week is Apollo Global Management, with $497 billion in AUM as of December 31, 2021. Apollo recently announced the acquisition of Griffin Capital, a sponsor of nontraded REIT programs and interval funds with a long successful track record in the industry. Apollo will be presenting on Wednesday, March 9.
Before Blackstone and Apollo signed on to present at Alts Week, CIM Group with $29.7 billion in AUM as of 9/30/21 and a sponsor of numerous nontraded REITs over the years and other investment platforms, was one of the larger managers, followed by NexPoint ($14 billion AUM as of 12/31/21), Bluerock ($11.5 billion AUM as of 12/31/21) and Inland Real Estate Group ($9.0 billion AUM as of 12/31/21).
At the other end of the AUM spectrum, there will be seven program sponsors each with less than $1.0 billion under management presenting at Alts Week. These managers invest in a diversified set of asset types, ranging from self-storage (Leitbox Storage Partners) to cell towers and data centers (Strategic Capital Fund Management), hotels (Legendary Acquisitions) and farmland (Gladstone Capital).
In the mid-range of AUM we will hear from Ashford Inc., a hotel REIT sponsor with $7.3 billion in AUM, and Prospect Capital Management with one of the largest BDCs and $7.1 billion in AUM. ExchangeRight Real Estate, a sponsor of DSTs invested in net-leased properties in the necessity retail and healthcare space, had about $4.3 billion in AUM as of 11/23/21. Cottonwood Communities invests in multifamily properties and has $1.7 billion in AUM. Sealy & Company successfully develop distribution warehouse properties and manage $1.5 billion in assets as of 2/1/22.
