Strategic Student & Senior Housing Trust reported improved operating results for its senior housing portfolio during the first half of 2026, including a 17% year-over-year increase in property net operating income.
For the six months ended June 30, total revenue increased approximately $2.1 million, or 12%, compared with the same period in 2025. Property operating expenses rose approximately $1.2 million, or 9%, resulting in a roughly $900,000 increase in property net operating income.
Portfolio occupancy increased from approximately 95% at June 30, 2025, to approximately 96% a year later. The REIT also reported that its Cottonwood Creek community had transitioned to 100% private-pay residents, bringing the company’s entire senior housing operating portfolio to 100% private pay.
The company is finishing the last of what it described as “light” renovations at its Utah communities. Management said the combination of renovations and high occupancy has enabled the REIT to raise base rents and care fees. Strategic Student & Senior Housing Trust continues to evaluate opportunities intended to maximize shareholder returns, but the stockholder letter did not announce a specific liquidity transaction.
